NOTE: When a reservation is made online through the website, there is
only an abbreviated policy statement printed and to which guests are
agreeing to abide by, but, in fact, are agreeing to abide by the entire
set of policies listed below.
Guests who make their reservation by telephone are required to sign the 
policy statement (see bottom of page) and mail/fax/email
the signed document prior to arriving at the Enchanted Garden Suite.

RATES

* Rates are for one-night lodging, two night minimum.
* All lodging rates are subject to local and state lodging tax (we are located in
  Washington County, Oregon and current lodging tax rate is 10%).  
* One night stays are welcomed (available only by asking permission via telephone/cell). 
  Note: A one night stay, if permitted, is priced at the full regular summer rate, year round.
* Regular Room Rate:
  Summer: $179/single occupancy, $199/double occupancy starting April 15;
  Winter: $159/single occupancy, $179/double occupancy starting October 15;
  additional guest(s) at $49 each.
* The Enchanted Garden Suite is a four-room guest rental that accommodates a maximum of
  five adults (Dinette space maximum is four, five adults are served in two rooms:
  dinette and living room).
* We regret that The Enchanted Garden Suite is unable to accommodate children or pets.
   (Currently there is a resident kitty who is not permitted to enter the suite).
* Occasionally, rates are adjusted for specials as noted on the website.
* When guests reserve more than three (3) nights, the fourth night and each night
  following the fourth night enjoy a $10 discount.
     Example: discount $20 for 5 nights
* There are no other discounts available (including, but not limited to, AAA, seniors, etc).
* All rates and terms are subject to change without prior notice.

ARRIVAL AND DEPARTURE

* Regular check-in is between 4:00 and 7:00 P.M.
* Late check-in is between 7:00 and 9:00 P.M.
* Request any other arrival time by telephone/cell.
* Early arrival, if possible, is priced at $20 per hour
  (example: arrival at 2:00 P.M. costs $40 above room rate).
   NOTE: if the suite is occupied the night before, early arrival is not possible.
* You will be asked to select and provide a four number code for the keyless entry
  lockset that is easy for you to remember.  When you depart, that code will be
  removed, for security.  
  This code is to be used each time you enter the suite AND must be used to lock the
  suite each time you leave, including final departure.
* Special arrangements must be made for check-in after midnight.
* Check-out is by or before 11:00 A.M.; late departure is available, upon written request,
  if, and only if no other guests are arriving that same day. The price is $20 per hour.

RESERVATIONS:

* Advance reservations are required and must be secured with a credit card authorization
  (American Express, Discover, JBL, MasterCard, or Visa).  Checks are not accepted.
* Guests who choose to make reservations by telephone/cell must print, sign and mail the last
  page of these policies to the Enchanted Garden Suite prior to their arrival.
* Payment by credit card, cash or certificate is received at the time of arrival.
* All information transmitted on our web site is securely encrypted at the highest level provided by
  our web server (currently 256 bit).
* All personal information transmitted on our web site is held securely and privately and is only
  released as may be required by law to duly authorized personnel.
  We do maintain email addresses for internal purposes only, we occasionally send email messages to
  our guests (which they may opt-out of receiving). We do not share our email guest addresses with
  any other party.  The addresses are maintained on a secure computer with multiple firewall
  protection in a secure facility.
* We maintain appropriate insurance protection for our facility;
  we do not carry insurance for our guests personal belongings.

SMOKING:

*For the safety and comfort of all of our guests, smoking is not allowed anywhere in
 The Enchanted Garden Suite. There is a minimum $300 cleaning fee if smoking takes place in the
 suite during your stay. Guests may request an outdoor ashtray for use in designated smoking areas
 which are located outside the suite.

CANCELLATIONS:

*Because the Enchanted Garden Suite is a small vacation rental with just one suite for only one
 party or group at a time, guests are responsible for payment of all nights reserved.
 Guests need to be aware that when we accept their reservation, we block out those dates on our
 availability calendar and no one else may reserve them, and we do not maintain a waiting list.
 If the guest cancels a reservation that has been blocked out on the availability calendar for
 some period of time, other potential guests are lost to the Enchanted Garden Suite.  
     We understand that circumstances arise, sometimes beyond a guest's control,
	 requiring the cancellation of a reservation. However, as a small business,
	 cancellations have a significant impact on us and the services we are able
	 to provide. Therefore, we cannot make exceptions to the cancellation policies.
	 Cancellations are only accepted by a direct phone conversation with the 
	 innkeeper(s) at (503) 421-1559 or (503) 679-1167.

* All cancellations are subject to a $30 handling fee.

* Cancellations made twenty-one (21) days, or more, prior to the reservation date will only
  be charged the handling fee.

* Cancellations made fourteen (14) to twenty (20) days prior to the reservation date will
  be charged a minimum of a one day stay for the reserved number of guests.
  The reservation will be canceled and cleared from the availability calendar; if the suite
  is reserved by another party, no further charges for the cancellation will occur.
  If the suite is not reserved by another party, the full reservation rate may be charged. 

* Cancellations with notice of thirteen (13) or less days prior to the date of your reservation
  will be charged the full rate for the reservation.
  The reservation will be canceled and cleared on the availability calendar; if the suite
  is reserved by another party, a portion of the room rate may be refunded.

* Same day cancellations and "no-show" reservations and "early departures" will be charged at
  100% of the room rate for all dates canceled.

* Because it is always a difficult financial loss for guests who must cancel a reservation,
  we do offer a solution that may benefit our guests. A "Future Stay" certificate (equal in dollar
  amount to the full amount of the current reservation less the $30 handling fee) may be requested
  for a future reservation (guests would be responsible for any difference in rates at that time).
  This certificate is available only if the suite receives a replacement reservation for the
  canceled dates. The Future Stay Certificate has no expiration date, but is subject to
  availability for a future reservation.

* Please note that rescheduling a reservation constitutes a cancellation.

* Corporate guests have a different, more limited cancellation policy.

ROOM RESTRICTIONS:

* Guests are provided slippers to wear in the suite.  Street shoes may not be worn inside the suite.
  Please remove them and place them next to the entry door.
  Thank you for helping prevent outdoor debris, gravel and soil from staining the carpets.
* Open flames of any kind (candles, incense, matches, etc.) are strictly prohibited from use in the
  suite (except for the natural gas cooktop).
* An electric iron is provided for use in the suite, as well as an ironing board; guests assume
  responsibility for properly cooling and storing both. Information is provided regarding nearby
  businesses that offer dry cleaning and steam pressing of personal clothing. 
* Please refrain from using rose petals in the suite as they stain fine linens, carpet and upholstery.
* Guests will be charged full price for any damage in the unit that requires extra cleaning or
  replacement. Guests will benefit by requesting a dark color towel and wash cloth to use for
  removing make-up. Our white towels and wash cloths stain easily due to dyed hair colors and
  make-up.  A replacement set of bath and hand towel and wash cloth costs the guest $37.00.
* Furnishings and decorations are not for sale.  A complimentary "going-away gift set" of samples
  of the skin-care and hair-care items used in the suite is provided.  Guests will be charged for
  items taken from the suite upon departure.
* The Enchanted Garden Suite is a private facility and is for the exclusive use of our overnight guests.
  This ensures the quiet, relaxing and secure nature of the environment. If a guest would like to have
  a day-time visitor or conduct a business meeting, it must be prearranged with the staff. Guest rooms
  are intended for the use of guests only and are not to be used as a gathering place.  Any additional
  over-night visitors will have their stay charged as a guest (the number of total guests may not
  exceed five adults).

PARKING:

* There is off-street parking space for a maximum of two vehicles.
  Additional parking may also be available on the street.
* We regret we cannot be responsible for the security of your vehicle.
	  
PETS:

* We are unable to accommodate pets, however, we are able to assist our guests find pet care facilities
  nearby.  As noted above, there is a resident kitty (black with white paws) that is NOT permitted
  inside the guest suite. This policy helps protect our guests who are subject to allergies.

MAXIMUM OCCUPANCY:

* Room occupancy is limited to a maximum of two guests per the bedroom and three guests	per
  the living room for sleeping.
* Guests reserving the suite but arriving with more than five people will be held accountable
  to the maximum occupancy and will be responsible for the full room rate regardless of whether
  or not they choose to stay.

GIFT CERTIFICATES:

* Gift certificates are available and are a much appreciated way of acquainting our guests and their
  family and friends with the Enchanted Garden Suite experience, while also giving the gift of
  hospitality, comfort and relaxation.  We do not accept reservations from donors, only from guests;
  if you wish to "gift" a stay for someone else, purchase a Gift Certificate and give it to your
  friends or family members who then can make the reservation (and in this manner, become
  personally responsible for abiding by our policies).
	 This policy includes gifts for newlyweds, parent's anniversaries and/or birthdays.  We require
	 that the actual guest make the reservation and they may use the gift certificate as part or all
	 of their room rate (if the gift certificate exceeds the amount of the room rate, the excess
	 will be refunded only to the donor).
* Form of Purchase:
     Certificates may be purchased for any dollar amount either on-line or by phone.
     Certificates are made out for a dollar value allowing the recipient to make a personal
     reservation and pay any difference between the regular rate and the amount of the
     gift certificate.
* Gift Certificates may be:
     1. Mailed to the donor (purchaser),
     2. Mailed to the recipient, or
     3. Picked up by the purchaser in person at the Enchanted Garden Suite.
* Form of Payment:
     Certificates are charged to the purchaser’s major credit card at the time
     of order, on-line or by phone. Checks are not accepted.
     Cash is accepted for purchases made in person.
     No refunds or exchanges are permitted, but donor may give the certificate to anyone
     or use the certificate themselves.
* Duration:
     Gift certificates have no expiration date, but are subject to availability.
* Redemption:
     The recipient makes a reservation directly with the Enchanted Garden Suite and
     reserves the date of choice based on current availability. Reservations using
     gift certificates are subject to the Suite’s policies, including applicable
     reservation/cancellation policies. 
* Please note that gift certificates are different than "Future Stay Certificates" provided as a
  result of a cancellation.
